Centuria Office REIT (ASX:COF) recorded funds from operations of 11.2 cents per unit for the 2026 financial year following market stabilisation across its Australian metropolitan office portfolio.
The earnings performance matched the fund’s full-year targets, supported by an $18 million, or 1%, year-on-year increase in property valuations.
“The portfolio is benefiting from improving office fundamentals, including rising tenant demand and constrained future supply, creating positive rental growth across a number of COF's markets,” said Centuria Office REIT Fund Manager Belinda Cheung.
The trust divested an office building in Chatswood for $90 million, securing a 12.5% premium above its June 2025 book value while maintaining total assets of $1,842.0 million across 18 properties.
The business outlined plans to pay its financial year 2027 guidance in quarterly instalments while maintaining an overall portfolio occupancy rate of 91%.
Following the announcement, the Centuria Office REIT share price was unchanged at $0.85.
The real estate trust generates rental revenue from commercial office buildings situated in major Australian suburban and regional business precincts.
