Arena REIT (ASX:ARF) issued default notices to tenant Edge Early Learning after failing to receive rent due on Aug. 3.

The landlord rejected a rent deferral request from the childcare operator and subsequently pushed back its FY26 financial results release.

Edge currently leases 31 properties across Queensland and South Australia, representing approximately 14% of Arena's annual rental income.

Arena holds pooled bank guarantees and security deposits totalling approximately $4 million to secure the lease obligations.

Following the announcement, the Arena REIT share price was down at $2.64.

Arena owns, manages, and develops social infrastructure property assets across Australia. The portfolio focuses primarily on the early learning and healthcare sectors.
