UMH Properties (NYSE:UMH) reported preliminary second-quarter 2026 operating metrics showing total rental and related income increased 10.3% year over year.

Same-store rental income rose 9.2% in July 2026 compared with July 2025, reflecting steady demand in its manufactured housing communities.

UMH said it rented 193 new homes during the quarter, increasing net rental home occupancy by 139 units to a total of 11,200 rental homes at 95.3% occupancy.

Community occupancy stood at 89%, while same-property occupancy reached 89.4% across its portfolio.

Home sales income rose 9.2% to a record $11.4 million for the quarter, the company said.

UMH also issued 353,000 Series D preferred shares for $7.6 million and expanded its revolving credit facility to $260 million, with a $340 million accordion feature for up to $600 million in total availability.

The credit agreement includes reduced interest costs and extends the maturity to a four-year term with a one-year extension option.
