KKR and Mirastar acquire UK logistics portfolio from Ares Real Estate funds

KKR (NYSE:KKR) and Mirastar, KKR Real Estate’s European industrial and logistics platform, have acquired a portfolio of eight UK logistics assets from funds managed by Ares Management Corporation Real Estate.

The portfolio spans approximately 2.7 million square feet of modern logistics space across established UK distribution markets, including Corby, Doncaster, Stoke-on-Trent and Milton Keynes.

The assets are located near major population centres and transport infrastructure, supporting their role in regional supply chain networks.

The portfolio is fully occupied and has a weighted average lease term to break of nine years.

Around 60% of rental income comes from investment-grade tenants or subsidiaries of investment-grade parent companies.

The properties also demonstrate strong environmental credentials, with Building Research Establishment Environmental Assessment Method (BREEAM) ratings ranging from Very Good to Outstanding.

Mirastar CEO and Co-Founder Ekaterina Avdonina said the acquisition expands the platform’s presence across key UK logistics markets and creates opportunities to apply its operating capabilities to enhance long-term value.

KKR said the investment reflects continued interest in UK logistics assets, supported by occupier demand and limited supply in important markets.

The acquisition adds to KKR and Mirastar’s European logistics platform as institutional investors continue seeking exposure to industrial real estate driven by e-commerce, supply chain modernization and demand for strategically located facilities.
