American Healthcare REIT (NYSE:AHR) acquired eight Class A senior housing communities for approximately $696 million, expanding its presence in East Coast senior housing markets.
The portfolio includes 867 units across Massachusetts, Connecticut, New Jersey, Pennsylvania, Delaware, and Georgia, with communities built between 2020 and 2022.
The acquisitions establish a new operating relationship with LCB Senior Living, with five acquired communities developed and managed by LCB and two transitioned to LCB at closing, while AHR assigned purchase agreements for two additional communities to another institutional investor.
American Healthcare REIT stated that year-to-date investments exceed $2 billion and its awarded investment pipeline is approximately $675 million, which it expects to close with match-funded equity proceeds from unsettled forward agreements.
American Healthcare REIT owns and operates healthcare real estate assets, including senior housing communities and other healthcare-related properties.
The acquired communities provide AHR with its first significant Northeast senior housing footprint, including locations in markets such as Westport, Connecticut, Basking Ridge, New Jersey, suburban Boston, and Philadelphia’s Main Line.
