APX Lending plans Bitcoin-backed mortgages in Canada
Key points
- APX Lending plans to launch Bitcoin-backed mortgages in Canada in the first quarter of 2027.
- Borrowers could pledge Bitcoin (CRYPTO:BTC) towards a home deposit or the full purchase price.
- Interest rates, repayment terms and mortgage-specific collateral rules remain undisclosed ahead of the planned launch.
APX Lending plans to introduce Bitcoin-backed mortgages in Canada in early 2027, allowing buyers to borrow against cryptocurrency instead of selling it.
The Toronto-based lender has opened a waitlist and expects to launch the product in the first quarter of 2027.
“Canadians shouldn't have to choose between owning Bitcoin and owning a home,” APX Lending founder and chief executive Andrei Poliakov said in a statement.
For a C$475,000 property, a buyer could pledge C$190,000 in Bitcoin to borrow C$95,000 towards a 20% deposit, according to Poliakov in comments to CoinDesk.
The company has yet to disclose mortgage interest rates, repayment periods, loan-to-value limits or the conditions triggering collateral liquidation.
APX already offers cryptocurrency-backed lending and uses BitGo to safeguard client assets, while its existing products include automated controls that partially liquidate collateral at a 90% loan-to-value ratio.
Bitcoin price volatility could force borrowers to provide additional collateral or sell pledged holdings if their loan terms require it, while mortgage-specific protections remain unclear.
The planned launch would extend cryptocurrency-backed borrowing into Canada’s housing market, with final costs and lending conditions still to be announced.
