New South Wales fast-tracks data centres to 75 days

  • Data centre developers meeting six new state principles will receive a 75-day fast-tracked planning assessment in New South Wales.
  • Major operators like CDC and AirTrunk endorsed the framework while regulators prepare new utility and water pricing reviews.
  • The state aims to balance expanding digital infrastructure investments with zero net costs for local communities and consumers.

The New South Wales government introduced a new planning policy offering a 75-day assessment window for data centre proposals that meet six strict environmental and community standards.

This policy replaces older, fragmented review processes as the state works to manage a sector where investments have surged by an average of 75% per year over the last three years.

"This world-class framework provides the certainty that both investors and – importantly – the community need," said New South Wales Treasurer Daniel Mookhey.

Under the updated guidelines, developers must fund their own water and energy supplies, while the Independent Pricing and Regulatory Tribunal conducts a separate review of water pricing frameworks.

Following the announcement, the government stated that the streamlined rules will maintain standard environmental protections while providing clearer timelines for industrial investors.

The state government also established a new Office of AI within The Cabinet Office to coordinate digital strategy alongside Digital NSW.

Authorities have used these targeted regulatory frameworks to support regional growth while insulating local households from rising energy and infrastructure expenses.
